What it really costs

Livable, but something basic is worn out

At €63,000 for 95 sqm, the ask is about €663/sqm; with a habitable-home allowance of ~€200/sqm, effective cost is ~€863/sqm versus a low-stock baseline of €420/sqm, so it does not screen as cheap. The description mentions roof, floors and windows already redone, but the listing has been on market for 1462 days, which is a strong negative and caps the score.
More on the house and the area
This is a real, usable home rather than a project: finished floors, fitted kitchen, two bathrooms, double-glazed windows and a refurbished roof all support livability. The charm comes from the simple borgo setting, cotto floors, exposed beams and fireplace, but visually it is modest rather than dreamy. At €63k for 95 sqm in the Cilento area, it has solid value more than strong wow.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€6,000 – €11,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interiors are habitable but quite plain and dated.
- Photos do not prove any meaningful view or attractive outdoor space.
- Light levels seem low in several rooms.
- Village house layout with internal stairs/open-space room may not suit everyone.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster is in the hills of the Cilento, with the Alburni mountains farther to the northeast and the middle Calore valley and wooded ridges shaping the immediate area. Much of the surroundings falls within Cilento, Vallo di Diano e Alburni National Park. The nearest coast is the Tyrrhenian shore around Agropoli and Castellabate, but it is outside the immediate landscape. The nearest town of size is Agropoli, which has a station, port and full services; Capaccio Paestum is also an important service centre nearby. Paestum, with the archaeological park and UNESCO status, is within the wider area but not inside the immediate 15 km landscape. The area is known for olive groves, inland Cilento hill villages and access routes between the coast and the inner national-park territory.
