At €18,000 for 50 sqm, the ask is €360/sqm; with a light refresh estimate of about €100/sqm for an older 'renovated' chalet setup, the effective cost is roughly €460/sqm. That is only around the weak local baseline of €465/sqm, and the listing has been on the market for 1,779 days, which is a major negative signal.
More on the house and the area
This is a real, usable home rather than a shell: it has fitted rooms, two bathrooms, heating stoves and a lived-in, immediately occupiable feel. The timber-clad interiors give it some rustic chalet character, but the spaces are cramped and visually plain, with no proven wow view or standout exterior. At €18k it feels strikingly cheap for something habitable, yet it reads more practical than dream-home beautiful.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €100/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€2,000 – €3,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Very basic chalet-style interiors with dated finishes.
- Outdoor areas are narrow/covered rather than a true scenic terrace or garden.
- Photos do not show any notable open view despite the terrace mention.
- Layout looks a bit improvised, with corridor/veranda spaces doing practical work.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 57/100The cluster is in the upper Sele valley with the southern Apennines close around it, in a landscape of wooded ridges, cultivated valley floor and small hill settlements. The Sele river basin is the main physical feature of the area. The Monti Picentini are to the west and the Appennino Lucano sectors begin nearby to the east, with the protected area of the Parco Regionale dei Monti Picentini within reach of this part of inland Salerno. The nearest town of some size is Eboli farther down the valley, while on a more local scale the area looks toward Oliveto Citra, Buccino and Laviano for everyday services. Buccino is known for the archaeological remains of ancient Volcei. This part of the interior Campania-Lucania border is known for mixed mountain countryside and for villages rebuilt after the 1980 Irpinia earthquake.
