Why this price is what it is

At €100,000 for 300 sqm the ask is €333/sqm, but with a full renovation estimate of about €700/sqm the effective cost is roughly €1,033/sqm, far above the local baseline of €445/sqm. A major issue is that much of the ground floor is currently cadastral storage/magazzino space, so the advertised 300 sqm is not all straightforward habitable area.

What the photos show

The façade has some authentic Sicilian townhouse charm, with warm color, wrought-iron balconies and lovely original cement tiles inside. But this is not a ready dream home: several rooms show heavy damp, peeling plaster and actual ceiling collapse, so livability is currently poor. It feels more like a big restoration project with character than a beautiful house you could soon move into.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€59,000 – €105,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Full renovation needed throughout
  • Visible water damage and ceiling failures in multiple rooms
  • Ground-floor units are currently registered as storage/magazzini
  • Urban street setting with no garden or meaningful view

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 55/100

The cluster is in the built-up area of Palermo on the Tyrrhenian coast, with Monte Pellegrino immediately above the city and the Conca d’Oro plain around it. The sea is part of the setting, with the Gulf of Palermo and the urban beaches at Mondello and Addaura within the city. Palermo is the nearest large centre and has the region’s main concentration of historic fabric, services, transport and monuments, including the Arab-Norman UNESCO sites. Monreale, just above the city on the inland side, is also part of the same urban landscape and UNESCO listing. The area is known for its coastal city setting between mountain slopes and sea.
