What it really costs
Can you move in?

The house is explicitly "completely to renovate"; using about €1,100/m² gives an effective cost near €1,185/m² (€14,900 + heavy works on 176 m²), far above the local cheap-stock baseline of €351/m². The asking price alone is extremely low (€85/m²), but the full renovation burden and 0 bathrooms keep this from being a strong deal despite the size, garage/cellar, and outdoor space.
More on the house and the area
This has genuine appeal: a green hillside setting, an open balcony view, and some rustic old-house character in the stone walls and simple fireplace. But the condition is firmly project territory, with very worn rooms, no bathroom listed, and full renovation needed before it becomes a comfortable home. At €14.9k for 176 sqm with courtyard and garden, the bargain effect is strong.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€70,000 – €103,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Completely to renovate; not currently a usable live-in home.
- No bathroom is shown or listed.
- External-only circulation between floors unless an internal stair is added.
- Interiors show damp/aged finishes and likely full systems upgrade needed.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster is in the Monregalese at the meeting point between the first Maritime Alpine valleys and the lower hills that run into the Tanaro plain. The Ligurian Alps and Maritime Alps are close to the south and west, with the valley entrances around Villanova Mondovì and Roccaforte Mondovì leading toward the mountain basin of Frabosa and Artesina. The nearest ski lifts are the Mondolè Ski area around Prato Nevoso, Artesina and Frabosa Soprana, roughly 20–30 km away and usually about 30–45 minutes by road depending on the exact start point. Mondovì itself is the nearest town of size, with a substantial historic upper town, services, shops and rail links. The area is known for the transition from Piedmontese hills to the Alpine valleys, for hazelnut and mixed farming country to the north, and for access toward the cave area of Bossea farther up the valley.
