At €90,000 for 148 sqm, the ask is €608/sqm, below the local baseline of €739/sqm; but the description says it is only in decent condition and needs modernization, so I apply about €300/sqm renovation, bringing the effective cost to roughly €908/sqm. Good size, independent ground-floor layout and 31 photos are positives, but after modernization it no longer looks discounted versus this already-low baseline.

This is a real, usable house rather than a shell: large rooms, high ceilings, two bathrooms, heating, and some traditional character like the tall proportions, old furniture scale, and fireplace. The downside is that it feels quite plain and dated, with visible moisture marks and no memorable views or exterior beauty. Good value for the size, but the dream factor is more 'solid Salento base to update' than instant wow home.
