Why this price is what it is

At €89,000 for 160 sqm, the ask is €556/sqm, but in 'needs renovation' condition a realistic renovation budget is about €700/sqm, bringing the effective cost to roughly €1,256/sqm. That is far above the local cheap-stock baseline of €650/sqm, although the central location near the sea and 48 photos make the listing credible rather than suspicious.

More on the house and the area
What the photos show

This has some dream value from the mountain backdrop, village setting and a usable private rear garden, plus a lot of space for the price in Tuscany. But the wow is held back by the visibly tired condition: it looks like a solid, roofed townhouse rather than a ruin, yet clearly one needing real renovation before it feels beautiful to live in. More potential than instant romance.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€32,000 – €56,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Needs significant renovation and full personalization
  • Exterior shows weathering/damp staining and tired finishes
  • Photos do not prove attractive restored interiors yet
  • No private parking mentioned

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 55/100

The Apuan Alps rise immediately inland from Massa, with marble mountains and steep valleys visible from the urban area. The Frigido river crosses the town and reaches the Tyrrhenian near Marina di Massa. Part of the local mountain hinterland falls within the Parco naturale regionale delle Alpi Apuane. The nearest ski area is Careggine in Garfagnana, roughly an hour to an hour and a half away depending on the route, so it is not part of the immediate landscape. Massa itself is a provincial capital with full services and an old centre below the Malaspina castle. The area is known for the Apuan marble basin and for the coastal strip of Marina di Massa.
