What it really costs

At €69,000 for 150 sqm, the ask is about €460/sqm, but the house is explicitly "interamente da ristrutturare," so I estimate roughly €1,100/sqm renovation, bringing the effective cost to about €1,560/sqm. That is far above this low-stock baseline of €351/sqm for Piemonte townhouses, so despite the private land and outbuildings, this looks weak on price rather than a bargain.
More on the house and the area
The setting has appeal: a detached farmhouse-like building in open fields with mountain views and a generous 3,500 sqm plot. But the house itself looks tired and neglected from the outside, with overgrown grounds and clear renovation needs. This feels more like a substantial rural project than a beautiful ready-to-live Italian dream home.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€59,000 – €88,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Entirely to renovate; not move-in ready
- Exterior and outbuildings look neglected and partially improvised
- Rural isolation in open fields may not suit all buyers
- No interior photos to confirm current livability of kitchen/bathroom
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster lies at the foot of the Cottian Alps, with Monte Bracco immediately above the plain and the upper Po valley opening west toward Paesana and Crissolo. The Po river rises within this valley at Pian del Re, about 15 km away in a straight line but farther by road, and the river corridor shapes the surrounding farmland and settlements. This is the edge of the Monviso area: Monviso dominates the skyline from much of the valley, and the Monviso Natural Park begins farther up the valley around Crissolo and Pian del Re. The nearest ski lifts are the small Crissolo-Monviso slopes, roughly 30-40 minutes by road depending on the exact hamlet. Saluzzo is the nearest substantial town, with a preserved historic centre, services, and the hilltop Castiglia. The area is known for fruit growing on the plain and for access into the upper Po valley below Monviso.
