Casa panoramica ristrutturata nel centro storico di Belvedere Marittimo ai piedi del castello
The property has been restored with great care, enhancing the historic features of the structure: perimeter walls about 80 cm thick, stone façades on three sides, a redone roof with exposed wooden beams, and major anti-seismic structural work with a reinforced concrete curb. Sea-view holiday owner
A second-home buyer or couple who wants a small historic house with outdoor space and a sea view. It also suits a holiday-let owner who accepts seasonal demand and the steep, pedestrian old-town setting. The kitchen, furniture and bathroom mean no immediate renovation project is visible.

Is it a good buy: You are paying above the market
Letting could repay the purchase in roughly six to twelve years before tax and upkeep if it achieves ninety booked nights a year. The asking price is already about twice the catalogue median per square metre, so this is mainly a lifestyle purchase, helped by Diamante at 19 minutes and Praia a Mare at 57 minutes.
- What you end up payingAbout 60,000 EUR, or 909 EUR per m2 for 66 m2, plus 290-700 EUR for checks
- What letting might bringAbout 5,040-10,350 EUR a year if booked 90 nights at 56-115 EUR a night
- Years to earn that backAbout 6-12 years against 60,290-60,700 EUR, using 90 nights, before tax, fees and upkeep
- How easily it sells againTwenty houses are listed in Belvedere Marittimo; competition exists, and asking prices are not sale prices
Lived in and usable today, with a working-looking shower bathroom, fitted kitchen and complete interiors visible in the photographs. The roof, stone facades and terrace look well maintained, while the sea view and historic setting are the main strengths. The listing says the systems and seismic works were renewed, but heating, damp and installation certificates still need checking.

- Foreign pensioner flat taxfiscoetasse.com
A qualifying foreign pensioner may opt for a 7% substitute tax on foreign income for up to ten tax years after moving tax residence to Belvedere Marittimo.
The buyer must receive a foreign pension, not have been Italian tax-resident for the previous five years, and meet the current southern-Italy small-comune rules; confirm eligibility with an Italian tax adviser.
- Heating cannot be judged from the frames; confirm the heat source and its running cost.
- Damp cannot be judged fully from sunny exterior photographs; check the stone walls, roof junctions and lower floors after wet weather.
- Confirm electrical, plumbing and drainage compliance, despite the listing saying the systems were redone.
- Request installation certificates, building compliance documents and evidence for the reported seismic works.
- Confirm whether the 66 m2 includes the approximately 25 m2 habitable mezzanine and check its registered status.
- Interior is very compact and somewhat cluttered in the photos
- Sleeping area is a low-ceiling mezzanine rather than a full-height bedroom
- Pedestrian historic-centre location may mean limited car access/parking
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you. Photos checked 12 September.

The area around
Location score 74/100The Tyrrhenian coast is at the town, with a long beach and the sea immediately below the historic centre. The Coastal Range of north-west Calabria rises inland within a few kilometres, and the road climbs quickly from the shore into wooded hills. The lower Lao valley and the mountains of the Pollino massif are inland to the north-east, but outside the immediate coastal strip. Scalea is the nearest larger coastal centre for everyday services, and Paola is the nearest rail hub on this side of Calabria. Belvedere Marittimo is known locally for its old town on the slope above the sea and for the Castle of Belvedere in the historic centre.
