What it really costs

At €49,000 for 173 sqm, the ask is only €283/sqm, but the listing says 'ristrutturazione totale', so I treat it as a full restore at about €1,100/sqm; that puts the effective cost around €1,383/sqm, far above the local baseline of €265/sqm. Positives are the large south-facing garden, terrace, 24 photos, and explicit residential recovery potential, but this is mainly a renovation project rather than a cheap livable home.
More on the house and the area
This has real rustic charm: an old Piedmont farmhouse in a tiny borgata with a sunny terrace, large garden and green hillside outlook. But the condition is the big limiter — the photos show a very raw, partially open structure that needs full renovation before it feels like a proper home. At the price it has dream-project appeal rather than immediate live-in wow.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€69,000 – €101,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Total renovation needed; this is not currently a ready-to-live home.
- Parts of the upper structure/veranda look open and fragile.
- Interiors are not shown as habitable, so kitchen/bathroom usability is uncertain.
- Roadside borgata setting with overhead wires slightly reduces the romance.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster lies at the mouth of Val Sangone, with the Cottian Alps immediately to the west and the lower wooded slopes of Monte Aquila and the Colle Braida side within the local landscape. The Sangone valley and its streams shape the area. The Orsiera-Rocciavrè Natural Park is nearby on the valley side above Giaveno and covers much of the mountain backdrop of this part of the valley. The nearest ski lifts are the small Pian Neiret area above Forno di Coazze, roughly half an hour away, while the larger Via Lattea resorts are much farther and do not belong to the immediate setting. Giaveno itself is the nearest town of size, with a substantial historic centre, services, and a role as the main settlement of the valley. The area is known for chestnut woods and for being the first Alpine valley reached from the Turin side.
