What it really costs
Can you move in?
Livable, but something basic is worn out
In the listingHabitableSee what needs doing and what each job costs
At €29,000 for 50 sqm, the asking price is €580/sqm; with a habitable-home allowance of about €200/sqm, the effective cost is roughly €780/sqm. That is well above this low-stock baseline of €322/sqm in Piemonte villas, so despite the central location, independent access and solid description/photos, it looks more ordinary-to-weak than a bargain.
More on the house and the area
This is a genuinely usable little mountain home, not a shell: it has a fitted kitchen, bedroom, bathroom, enclosed balcony and substantial cellar space. The wow comes mostly from the Alpine valley setting and the €29k price, while the house itself is simple, dated and only modestly charming rather than truly beautiful.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€3,000 – €5,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interior is very dated and plain rather than stylish.
- Some visible wear/cracks and likely cosmetic updating needed.
- Outdoor space looks small and sloping, with limited easy-use terrace area.
- Heating appears to rely mainly on a wood stove.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 74/100The cluster is in the upper Val Pellice under the Cottian Alps, with steep wooded sides and higher rocky slopes closing the valley. The Pellice river runs through the valley floor. The area is tied to the Parco del Monviso system on the Piedmont side of the Alps, with protected alpine terrain in the head of the valley toward the French border. The nearest ski lifts are the small lifts at Rucas above Bagnolo Piemonte, roughly 45-60 minutes by road, while the larger Via Lattea resorts are farther away and do not sit in this valley. The nearest sizeable town is Pinerolo, which has the main services, rail links and a substantial historic centre. This valley is known for the Waldensian communities of the Pellice valleys and for hiking and summer access into the upper alpine basin around Villanova and the Conca del Prà.
