What it really costs

Can you move in?

Livable, but something basic is worn out

Why this price is what it is

Listed at €77,500 for 135 sqm (€574/sqm); assuming habitable condition, about €200/sqm renovation brings the effective cost to roughly €774/sqm. That is well above the local sub-€100k baseline of €377/sqm, though the house has strong extras (private garden, terrace, garage/cellar, river access, energy class D) and no major red flags.

More on the house and the area
What the photos show

The river setting is the real draw here: the turquoise water, wooded valley and balcony views give it genuine live-there appeal. The house itself looks solid, bright and fully usable now, with bathrooms, flooring, heating and decent room sizes, but it is plain 1980s stock rather than a romantic character home. At this price, the combination of habitable space and dramatic natural setting is what creates the wow.

Updating, not renovation
€27,000 – €39,000

Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.

Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.

Materials only, work you may do yourself€9,000 – €15,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

What worries us about this house
  • Interior is dated and somewhat bare despite being habitable
  • Garden/outdoor area looks neglected and needs cleanup
  • Exterior architecture is fairly ordinary rather than characterful
  • Riverfront setting may mean noise/humidity or flood-risk checks are wise

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 68/100

The cluster is in the Friulian pre-Alps, in the valley system of the Arzino torrent, with steep wooded slopes and small hamlets set on the mountainsides. The Tagliamento river is nearby to the west, and the area lies close to the transition from the pre-Alpine valleys to the higher Carnic and Friulian mountain country. The nearest ski lifts are the small Forni di Sopra area, roughly an hour away by mountain roads, and Piancavallo farther south at about a similar drive, so skiing is not part of the immediate landscape. Spilimbergo is the nearest substantial town, with services and a known historic centre; Maniago is also within normal reach and is known for knife-making. This part of Friuli is known for pre-Alpine valleys, mixed forest, stone villages and outdoor activities on the Tagliamento and its tributaries.
