What it really costs
Can you move in?
Not before the basics are done
In the listingNeeds renovationSee what needs doing and what each job costs
At €88,000 for 350 sqm, the asking price is just €251/sqm, but the building is explicitly 'completely to renovate' and classified as a collabente unit; with ~€1,200/sqm renovation, effective cost is about €1,451/sqm versus a €290/sqm baseline. The historic-protected status and need for structural/seismic works make the restoration especially costly, so despite the large size and outbuildings this looks weak on numbers.
More on the house and the area
This is a handsome old rural farmhouse with real historic presence, a long symmetrical facade, and a generous tree-framed plot in open countryside. But it is clearly not move-in ready: the peeling exterior, damaged roofline and neglected state point to a full restoration rather than a usable home today. The low price for 350 sqm adds appeal, yet the wow here is mostly romantic potential, not current livability.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,200/m², falls in this band.
Materials only, work you may do yourself€139,000 – €205,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Completely to be renovated; currently a collabente property.
- Likely major structural and roof works are needed before it is habitable.
- Historic-protection constraints may limit alterations and raise restoration costs.
- No interiors shown, so current livability and utilities are unproven.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 38/100This is the lower Romagna plain between Lugo, Faenza and Ravenna, with flat agricultural land, canals and drainage works shaped by the old wetlands of the Po plain. The Senio River passes just west of Lugo and the Santerno is nearby toward the Bologna side of the plain. Ravenna is the nearest city of size, with major services and UNESCO early Christian monuments, but those monuments are outside the immediate 15 km landscape. The area is known for intensive farming and fruit growing in the Romagna plain.
