What it really costs
Can you move in?
Livable, but something basic is worn out
In the listingHabitableSee what needs doing and what each job costs
Although tagged habitable, the description says it is in fair condition and needs renovation, so I used about €700/m² renovation. That makes the effective cost about €1,469/m² (€100,000 + ~€91,000), far above the local baseline of €650/m² for similar sub-€100k stock in Tuscany, so this looks weak rather than a bargain.
More on the house and the area
The stone borgo exterior is very attractive, and the hillside Tuscan views add real dream value. Inside, this is a genuine habitable home with kitchen, bedrooms and heating, but it feels tired rather than special and needs updating. Charming and usable, not a turnkey wow house.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€26,000 – €46,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interiors are dated and need real cosmetic updating.
- Bathroom shows ceiling damage/moisture that should be checked.
- No outdoor private garden or terrace is shown.
- Listing facts appear inconsistent on bathrooms, so layout/services should be verified.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 61/100This is the hill country between the Valdelsa and the upper Val d’Elsa, with cultivated ridges, woods and scattered hamlets. The Egola and Elsa river valleys are the main nearby watercourses. The area is close to the ridge of San Vivaldo and the woods around the Jerusalem of Tuscany complex. Castelfalfi is nearby, a restored hill hamlet set among golf course, woodland and farmland. The nearest towns of size are Castelfiorentino, Empoli and San Miniato, which provide rail links, shops and services; San Gimignano is also nearby and is a UNESCO World Heritage Site, but outside the immediate 15 km landscape from the cluster. The area is known for vineyards, olive groves, truffles and mixed wooded farmland typical of inland central Tuscany.
