Historic-center/tourism upside helps a little, but on these numbers it is a weak deal unless you have unusually low renovation costs.

The nearest Etna ski lifts are at Piano Provenzana on the north side, roughly a 30-minute drive. Randazzo is a small service town with a substantial medieval and early modern centre built in dark volcanic stone, and it is known for vineyards, pistachios, hazelnuts and other Etna agricultural products.
