Why this price is what it is

The description explicitly says 'due caratteristici ruderi adiacenti in pietra', so this is a ruin/restoration project rather than a normal livable townhouse. At €58,000 for 59 sqm plus about €1,100/sqm restoration, the effective cost is roughly €2,083/sqm, far above the €403/sqm local baseline despite the strong sea-view location.

More on the house and the area
What the photos show

The setting is extraordinary: a dramatic cliffside location beneath the Cristo Redentore with huge sea views and haunting old-stone character. But the photos and description clearly show ruderi rather than a usable house, so this is a romantic restoration project, not somewhere you could realistically live in soon. The wow comes from the location, not the current livability.

Materials only, work you may do yourself€23,000 – €35,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Two adjacent stone ruins, not a ready home
  • Major structural restoration likely required
  • Access and construction logistics on the cliffside may be difficult
  • Utilities/services may need verification

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 88/100

The cluster is in the Maratea area on the Tyrrhenian coast, with the southern Lucanian Apennines rising directly behind the shore. It sits on the Gulf of Policastro, where a rocky coast with coves and short beaches is broken by headlands such as Capo la Secca and the slopes above Acquafredda, Cersuta and Castrocucco. The coast here is included in the Costa di Maratea, the only Tyrrhenian stretch of Basilicata, and the inland relief quickly becomes wooded mountain terrain. The Sirino massif is inland to the northeast, and the nearest ski area is Monte Sirino, roughly an hour's drive depending on the exact starting point. Maratea itself is the local service town and has a historic hill town, a port, rail access on the coastal line, and the Christ the Redeemer statue on Monte San Biagio above the sea. The area is known for its indented coast and for being Basilicata’s Tyrrhenian seaside centre.
