The listing is marked Renovated, but the description clearly says the 110 m² farmhouse is 'in stato grezzo' and needs completion, so I treated it as a heavy renovation at about €900/m². That makes the effective cost about €1,673/m² (€85,000 + ~€99,000 works), far above the very weak baseline of €290/m² for your sub-€100k stock, so this looks expensive for an unfinished rural project.
