At €18,000 for 48 sqm, the ask is €375/sqm, but this is a 3-level rustico with cellar and no bathroom, explicitly to be renovated; I estimate about €1,100/sqm renovation, bringing the effective cost to roughly €1,475/sqm. That is far above the low-stock baseline of €369/sqm for Valle d'Aosta farmhouses, though the panoramic mountain setting, parking, and proximity to Châtillon services help a bit.
More on the house and the area
This has real alpine-rustic charm: stone walls, timber balconies, a little terrace/garden context and a lovely green mountain setting near the woods. But it is not a usable home as shown — the interiors are essentially storage spaces with no fitted bathroom or habitable finish, so this is a character project rather than a move-in mountain house. At €18k the price helps, but condition hard-caps the wow.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€19,000 – €28,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Full renovation needed; interiors are raw, dark and cluttered
- No bathroom shown and zero baths listed
- Likely very basic systems/utilities to redo
- Small semidetached unit with shared courtyard
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 77/100The cluster is in the central Aosta Valley with the Pennine Alps close on both sides of the Dora Baltea valley. The Dora Baltea runs through the area. The nearest major ski area is Breuil-Cervinia in the Valtournenche, about 30–40 minutes by road from Châtillon, and Torgnon is also above the town on the south side of the valley. Saint-Vincent is the nearest town of size and has services and the casino; Aosta is the main city of the region down the valley. Ussel Castle stands above Châtillon, and the valley east toward Verrès and west toward Aosta contains a dense run of medieval castles including Fénis within short driving distance. The area is known for its Alpine valley setting, castles, and access to Valtournenche toward the Matterhorn side of the region.
