What it really costs

At €18,000 for 172 sqm, the asking price is only €105/sqm, but this is a complex of four rustic stone buildings in an isolated mountain location reached by 1 km of dirt road, with septic system still to be built and major restoration likely; I estimate about €1,100/sqm renovation, for an effective cost around €1,205/sqm. That is far above the local baseline of €265/sqm for cheap Piemonte farmhouses, so despite the panoramic setting and decent roofs, this looks more like a lifestyle restoration project than a strong bargain.
More on the house and the area
This is a genuinely atmospheric little stone hamlet in the woods, with beautiful mountain views, traditional lose roofs and strong rustic character. But it is not a ready home: parts are basic, damp or semi-derelict, and at least one section is an open shell, so this is a serious restoration project rather than an immediately livable dream house. At €18k the setting and size create real bargain appeal, but the condition keeps it out of the top wow tier.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€68,000 – €101,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Major renovation needed; one rustic has a failing/open roof and several interiors are not habitable.
- No bathroom is shown and the septic system still has to be built.
- Access includes about 1 km of dirt road in an isolated mountain setting.
- Some land is steep and unfenced.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 71/100The cluster is in the Valchiusella, with the Graian Alps closing the valley to the north and west. The Chiusella river runs through the valley. The nearest ski lifts are the small lifts at Palit above Fondo, roughly an hour’s drive up the valley and across toward the upper Canavese side; the main Aosta Valley ski areas are farther and do not shape the immediate landscape. Ivrea is the nearest town of size, with a full service centre and a substantial historic core. The area is known in Piemonte for its wooded Alpine valley setting and for small stone villages scattered along the side valleys.
