What it really costs

At €11,000 for 272 sqm, the asking price is just €40/sqm, but the description clearly says complete restoration is needed, so I estimate about €1,100/sqm renovation, bringing the effective cost to roughly €1,140/sqm. That is far above the low-stock Piemonte townhouse baseline of €350/sqm, and the rural hamlet location does not add value despite the large size and outbuildings.
More on the house and the area
This has authentic rustic character: stone walls, old timber balconies, cellars and a green mountain-hamlet setting. But it is not a ready dream home — only small portions look minimally usable, while large areas are empty, damp, worn and in need of full renovation. At €11k the scale is intriguing, yet the wow comes more from potential than current livability.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€108,000 – €159,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Major renovation needed across much of the property
- Some sections appear raw, damp or structurally tired despite having roofs
- Only part of the complex looks basically usable today
- Rural hamlet setting may mean practical/access limitations
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 67/100The cluster is in the Lanzo Valleys area at the edge of the Graian Alps. The Stura di Lanzo basin is the main river landscape nearby, with wooded slopes, side valleys and pre-alpine ridges around the settled floor. The nearest ski lifts are in the Lanzo valleys above Ceres and Ala di Stura, roughly 45-60 minutes by road depending on the lift and season. Lanzo Torinese is the nearest town of some size, with rail access toward Turin and the usual services; Turin is the main city for higher-order services and work. This part of the province is known for mountain pasture country, chestnut woods and the traditional valleys leading up toward the French border.
