What it really costs

Why this price is what it is

At €29,000 for 80 sqm, the ask is €362/sqm, but with a typical needs-renovation budget of about €700/sqm the effective cost is roughly €1,062/sqm. That is far above the low-stock baseline of €350/sqm for Piemonte townhouses, so this looks only fair despite the historic-center location and small attached land.

More on the house and the area
What the photos show

There is some charm here: a sunny old village house with a little attached plot and open mountain views behind the rooftops. But the condition pulls it down hard — the photos show a very rough, partly raw structure rather than a usable home, with no finished interior or amenities visible. At this price it has project appeal, not live-in dream-home appeal yet.

€28,000 – €40,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

All the services redone, bathrooms, kitchen, windows. The structure is left alone.

Materials only, work you may do yourself€16,000 – €28,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Clear full renovation needed
  • No bathroom or finished living spaces shown
  • Upper level looks partly open/raw rather than ready to use
  • Small village street setting is modest rather than standout

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 63/100

The cluster is in the upper Tanaro valley, with the Ligurian Alps close by and wooded ridges rising on both sides of the valley. The Tanaro river runs through Bagnasco. The nearest ski lifts are the small area at Garessio 2000, about 30–40 minutes by road, and the larger Mondolè ski area around Artesina and Prato Nevoso is roughly an hour away, so they do not count as an immediate landscape feature. The nearest town of some size is Ceva, which has the usual services and rail connections in the valley. This part of southern Cuneo is known for mountain-valley routes between Piemonte and Liguria, chestnut woods, and mixed pasture and woodland rather than for a single protected landmark inside the immediate radius.
