What it really costs
See what needs doing and what each job costs
The main dwelling is explicitly 'da ristrutturare', so I estimate about €1,100/m² renovation: effective cost is roughly €227,300 total, or about €1,394/m² including works, versus a low-stock baseline of €265/m². The large 14,000 m² land parcel and extra tettoia add some value, but several spaces are cellar/deposito/ripostiglio/sottotetto and not clearly habitable area, which weakens the deal.
More on the house and the area
There is some appeal in the quiet wooded setting, sunny position and large amount of land for the price. But the house itself feels very plain and tired, with dated rooms and significant work needed before it becomes a genuinely attractive home. This is more of a practical rural project than an instant Italian dream house.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€65,000 – €96,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Needs full renovation and updating throughout.
- Interiors look basic, worn and partly utility/storage-like rather than ready to live in.
- Main floors are usable but detached outbuilding is rough agricultural space, not finished living area.
- External stair connection between levels may limit convenience.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is in the Valli di Lanzo, with the Graian Alps immediately around it. The Stura di Lanzo runs through the valley. The area is part of the Lanzo valleys mountain landscape below the higher Alpine side valleys toward Ala di Stura and Viù. The nearest ski facilities are the small lifts of Pian Benot above Usseglio, roughly 35–45 minutes by road, while the larger lifts of the upper Susa Valley are much farther and do not define the immediate setting. Lanzo Torinese is the nearest town of some size, with rail access toward Turin and everyday services. Turin is the nearest major city for higher-order services, about an hour away by road or rail from the lower valley. The area is known for Alpine valleys, hiking, second-home villages and summer access to mountain pastures and passes.
