At €60,000 for 380 sqm, the asking price is just €158/sqm versus a low-stock baseline of €402/sqm, but the description says completely to be restored ("completamente da ristrutturare") with multiple accessory/rural buildings, so I used about €1,100/sqm renovation. That makes the effective cost roughly €1,258/sqm, far above baseline, so despite the large plot and development potential this looks more like a heavy project than a bargain.

This has authentic rural character in the brick porticos, old beams and broad farmhouse volumes, plus a very usable 2,400 sqm garden/orchard feel. But the condition is firmly project territory: the photos show largely raw agricultural spaces and tired exteriors rather than a ready home. It feels more like a substantial renovation opportunity than an immediately dreamable Italian house to live in.

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

The Brenta runs just east of Nove, and Bassano del Grappa is the nearest substantial town, with a walled historic centre, the Ponte degli Alpini and services of a small city. Monte Grappa rises within this radius as the dominant massif to the north-east, with wartime memorial sites on the mountain and road access up to the high slopes; the main ski lifts of the Grappa area are around Camposolagna and the Monte Grappa sector, roughly 30–45 minutes by road depending on the access point. The area is known for ceramics: Nove is one of Italy’s established pottery centres, and Bassano is associated with grappa and the Brenta valley routes toward the Alps.
