What it really costs
Can you move in?
Livable, but something basic is worn out
In the listingHabitableSee what needs doing and what each job costs
At €39.5k for 89 sqm, the ask is €444/sqm, but with partial renovation and missing water/electric connections the effective cost is about €944/sqm including ~€500/sqm works, well above the €468/sqm local baseline. Strong mountain views and 39 photos help, but no bathroom is listed, one room is only divided by a curtain, and part of the top floor is fully to restore with awkward external access.
More on the house and the area
This has genuine alpine-borgo charm: stone mountain-house character, a dramatic covered terrace, and a beautiful valley setting. The main level looks solid and usable but very basic and dated, with some damp/finish issues and an improvised bedroom layout. It feels like a real house with strong atmosphere rather than a ruin, but not yet an easy move-in home because utilities and bathroom setup are major practical gaps.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
Our read of the photos, €500/m², falls in this band.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Materials only, work you may do yourself€10,000 – €18,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- No bathroom is shown/listed
- No current water or electricity connections
- Upper floor is to be fully renovated
- Access is on foot from the borgata parking
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 89/100The cluster is in the upper Po valley at the foot of Monviso in the Cottian Alps. The River Po rises above Crissolo at Pian del Re, a few kilometres upstream. The area lies inside the Monviso Natural Park and on the Italian side of the Monviso UNESCO Biosphere Reserve. Crissolo is one of the main access points for the Monviso massif and the high alpine basin around Pian della Regina and Pian del Re. The nearest ski area is the Crissolo-Monviso ski domain above the village. Saluzzo is the nearest substantial town, with a historic centre and services. The area is known above all for Monviso and for the source of the Po.
