What it really costs

In the listingNeeds renovationSee what needs doing and what each job costs
At €93,000 for 414 sqm the ask is only €225/sqm, but the text says total renovation/replanning of an entire 4-level building; using about €1,100/sqm puts the effective cost near €1,325/sqm, far above the €350/sqm baseline. Central location helps a bit, but this reads more like a developer project with major conversion risk than a cheap livable home.
More on the house and the area
There is some appeal in the substantial historic town facade, arched passage and old stone courtyard walls, plus the sheer amount of space for the price. But this is fundamentally a redevelopment project: much of it is former shop space or rough, outdated interior, and the listing itself describes a total rethinking rather than a usable dream home today.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€164,000 – €242,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Total redesign/renovation project, not move-in ready
- Ground floor is former commercial space rather than a home
- Some upper-floor rooms are dated and partly stripped
- No proven views or outdoor living quality from the photos
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 63/100The cluster sits in the lower Biellese between the foothills of the Biella Prealps and the edge of the Po plain. The Serra d'Ivrea, the long glacial moraine ridge between Biella and Ivrea, is within this area and is one of the defining landforms of the province. The Cervo and Sessera valleys rise nearby toward the Biella mountains. The nearest substantial town is Biella, which has the normal services of a provincial centre and the Sacro Monte di Oropa above it is a UNESCO site. Oropa, with its sanctuary and ski area, is the nearest mountain destination and the drive is roughly 30–40 minutes depending on the starting point. The area is known for wool textiles and for the vineyard hills of Lessona and Bramaterra on the wider Biellese-Novarese side.
