At €73,000 for 215 sqm the asking price is only €340/sqm, but in stated 'needs renovation' condition I estimate about €700/sqm of works, bringing the effective cost to roughly €1,040/sqm versus a low-stock baseline of €377/sqm. The UNESCO Dolomites setting and possible tourist use help a bit, but as a renovation project this is not cheap on an all-in basis.

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

The Cellina torrent runs through the area, and the upper Val Cellina is the main landscape feature within reach. Much of the surrounding territory is inside the Friulian Dolomites Natural Park, whose dolomite peaks and alpine basins lie directly around the village. The nearest ski area is Piancavallo, roughly an hour away by road, so it is not part of the immediate setting. The nearest larger town is Maniago, which has everyday services and an old centre. The area is known for mountain walking, climbing and the traditional mountain villages of Val Cellina.
