The listing explicitly says rudere and completely to be renovated, so I treated it as a ruin-level project at about €1,100/m² renovation cost. Effective cost is roughly €1,825/m² (€725 + €1,100), far above the €433/m² baseline, which makes this a very weak deal unless the structure is verified as sound and legally habitable.
