That gives an effective cost around EUR 1,230/m2 (EUR 30k + heavy works on 230 sqm), well above the low Umbria townhouse baseline of EUR 500/m2, but the huge size, panoramic borgo setting near Trevi, and included courtyard still make it a solid renovation play rather than a trap.

Trevi is known for olive cultivation and olive oil, and this part of Umbria is one of the classic olive-growing slopes of the central Apennines.
