Why this price is what it is

At €45,000 for 143 sqm, the asking price is €315/sqm, but with a realistic renovation budget of about €700/sqm the effective cost is roughly €1,015/sqm, well above the low-stock baseline of €406/sqm for Lombardia townhouses. Still, the large size, independent layout, double garage, heating, and 10,000 sqm of land make it a solid renovation project rather than a bargain-priced trap.

More on the house and the area
What the photos show

This is a real house rather than a shell: roofed, floored, heated, with usable rooms, a bathroom, fireplace, balcony and garage. The setting is green and peaceful, and the 10,000 sqm of land adds genuine lifestyle appeal. The wow is moderate rather than dramatic, because the house is visually plain and the interiors are very dated, but it feels like a solid, affordable live-in project.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€28,000 – €50,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Exterior is quite plain and some façade areas show wear/cracking.
  • Interiors are livable but dated and need renovation/modernization.
  • Only one bathroom shown.
  • The attached rustic outbuilding is unfinished and adds project work, not instant charm.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 58/100

The cluster lies on the low hills between the Oglio valley and the Bergamo plain, in a mixed landscape of vineyards, small woods and built-up villages. The Oglio river is nearby and marks the edge between the Bergamo and Brescia sides of Franciacorta-country. Lake Iseo is the nearest major water body, around the western side of this area and within normal local driving distance, but not inside the immediate landscape. The nearest substantial towns are Bergamo and Brescia; closer local centres such as Sarnico and Grumello del Monte provide everyday services. The area is known for wine production, especially Valcalepio, and for vineyard countryside rather than for a single major natural monument.
