What it really costs

At €77,000 for 163 sqm, the ask is €472/sqm, but the description says it must be completely restored, so I estimate about €1,100/sqm renovation; effective cost is roughly €1,572/sqm, far above the €395/sqm baseline. Positives are the detached house format, 27 photos, and 3,500 sqm fenced land, but this looks more like a full restoration project than a cheap livable buy.
More on the house and the area
This has a secluded woodland setting with privacy, a gated entrance and a decent amount of land, which gives it some dream value. But the house itself is not currently a desirable home: interiors show heavy moisture damage, decay and likely major refurbishment needs, so the condition keeps the score firmly down. At the price, it is more a nature project than an immediately livable Italian escape.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€65,000 – €96,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Full renovation is needed; interiors show severe damp/water damage.
- The wooded plot is attractive but steep and partly unmanaged.
- No view is proven from the photos.
- Usability may be limited until major works and checks on services/structure are done.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 67/100The cluster is in the Tuscan-Emilian Apennines, in the upper Sambro valley with wooded ridges, passes and reservoir country around Lake di Castel dell'Alpi within the area. Part of the territory falls in the Parco regionale storico di Monte Sole to the east. The nearest ski area is Corno alle Scale, roughly an hour's drive, so it is not an immediate landscape feature. The nearest larger city is Bologna, which provides the full set of services and rail connections. This part of the Apennines is known for mountain walking, chestnut woods and the Futa and Raticosa pass roads.
