Why this price is what it is

At €88,000 for 290 sqm, the asking price is just €303/sqm, essentially in line with the local baseline of €306/sqm; with a realistic 'needs renovation' budget of about €700/sqm, the effective cost is about €1,003/sqm. The score stays solid because of the very large main house, panoramic isolated setting, and extra outbuildings/courtyard, but it is not a deep discount versus baseline and the remote location limits upside.

More on the house and the area
What the photos show

This is a genuinely atmospheric old Marche farmhouse in a beautiful isolated countryside setting, with strong stone character and useful surrounding land. But from the photos it looks like a roofed shell rather than a ready home: openings are bare, exterior elements are broken, and the livability is still to be created through major renovation. The low price for 290 sqm plus outbuildings adds appeal, but the wow is more dream-project than move-in house.

Materials only, work you may do yourself€57,000 – €102,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Full renovation needed before it is realistically livable
  • No interior photos, so bathrooms/kitchen/utilities are unproven
  • Isolated rural setting may mean access and service constraints

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 74/100

The area sits in the upper Chienti valley in the eastern foothills of the Sibillini Mountains. Lake Caccamo is at Caldarola, and the Monti Sibillini National Park begins a short distance to the west around Belforte del Chienti, Camporotondo di Fiastrone and the Fiastra side valleys. Lake Fiastra is within this radius, with the wooded slopes and limestone massifs that lead up toward Monte Bove and the higher Sibillini farther west. Sarnano is the nearest small centre of note, with a preserved historic core, and the Sassotetto ski lifts are above it at roughly half an hour by road. Tolentino is the nearest larger town, with everyday services and rail connections. The area is known for hill villages, artificial lakes in the valleys, and access into the Sibillini foothill landscape.
