What it really costs

This is effectively a 3,653 sqm olive grove with a 36 sqm stone rustic building to recover or demolish/rebuild, so it is not a straightforward livable house purchase despite the ad's residential framing. At €55,000 for only 36 sqm existing space, the ask is already €1,528/sqm versus a €438/sqm baseline, and with full restoration the effective cost is far higher.
More on the house and the area
The olive grove setting is attractive and the little stone rustico has rustic Ligurian charm. But as shown, this is essentially a very small project building rather than a livable home, with no proven interior finish or services. The real draw is the land and the possibility to create a new house of around 109 sqm.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€14,000 – €21,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Tiny 36 sqm stone rustico with no visible finished interior or bathroom
- Needs full renovation or rebuild to become a usable home
- Directly on the provincial road, so privacy and traffic noise may be issues
- Current appeal is mostly the olive grove and build potential, not the existing house
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 76/100The area sits in the Ligurian Alps foothills above the Val Nervia. The Nervia river valley is the main landscape feature here, with steep olive terraces and wooded slopes around the village. Apricale itself is one of I Borghi più belli d'Italia. Dolceacqua, the nearest small town of note down the valley, has a bridge and castle in its historic centre and is known together with this valley for Rossese di Dolceacqua wine and olive cultivation. The coast around Ventimiglia and Bordighera is a short drive away but is outside the immediate landscape of the cluster.
