What it really costs
Can you move in?
Livable, but something basic is worn out
In the listingHabitableSee what needs doing and what each job costs
At €100,000 for 135 sqm, the ask is €741/sqm, but the layout appears unfinished/reconfigurable: the description speaks of 3 apartments over 3 floors, renderings for a possible new solution, and an internal staircase still to be built, so I estimate about €500/sqm renovation. That brings the effective cost to about €1,241/sqm, far above the very low Lombardia townhouse baseline of €407/sqm; decent size and garage help, but the 'Habitable' label conflicts with the evident works/reconfiguration needed.
More on the house and the area
This is a solid, real stone village house with decent character and a usable structure, not a ruin. The catch is that the nicest interiors shown are renderings, so the true finish and livability are less certain, and some reconfiguration is still needed. Good value for the size, but more practical than swoon-worthy.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
Our read of the photos, €500/m², falls in this band.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Materials only, work you may do yourself€16,000 – €27,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Renderings shown instead of real interior photos
- Layout/functionality still needs work, including an internal connecting stair to be built
- Facade and balconies look plain/aged rather than polished dream-home level
- On/near the main road, so setting may feel less romantic
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is in the upper Valtellina, with the Rhaetian Alps and the Orobie visible around the Adda valley. The Adda runs through this part of the valley floor, and the terraced slopes of Valtellina viticulture are part of the local landscape. Stelvio National Park begins nearby on the mountain side above the valley toward the upper Valtellina. The nearest ski areas are around Aprica at roughly 20 minutes by road and Bormio at about 40 minutes, but they are outside the immediate 15 km radius. Tirano is the nearest town of size, with rail connections including the Bernina line, shops and services. This area is known for alpine valley scenery, dry-stone terraces and mountain food traditions linked to the Valtellina.
