At €26,000 for 100 sqm, the asking price is just €260/sqm, roughly in line with the low baseline of €263/sqm, but the description explicitly says it needs a major restoration, so I used about €1,100/sqm renovation, bringing the effective cost to about €1,360/sqm. Even with heavy works, the entry price is extremely low for a large historic farmhouse near Ivrea, with 32 photos and no obvious legal red flags.

But as shown, it is not a usable home yet: interiors are stripped, damp and unfinished, with no bathroom and only very basic service spaces.
