The ad says the 128 sqm main house is ready to live in, so I used about €200/m2 renovation; that puts the effective cost around €1,218/m2 if spread over the listed 195 sqm, versus a weak baseline of €491/m2. Extras like garage, large magazzino, fenced garden, land and wells add value, but with such a thin baseline this looks more like a plausible family property than a clear bargain.
More on the house and the area
This is a real, usable country house rather than a ruin: solid brick exterior, habitable rooms, garden, outbuildings and a generous plot with open Marche hill views. The setting and land give it genuine appeal, but the interiors shown are simple and old-fashioned rather than swoon-worthy. It feels livable now with clear scope to improve, not an instant dream-home showpiece.

To the west the Sibillini range is visible in clear weather but it lies well beyond the immediate 15 km landscape.
