What it really costs
See what needs doing and what each job costs
At €30,000 for 70 sqm, the ask is about €429/sqm, essentially in line with the low Abruzzo townhouse baseline of €418/sqm. The description says it is ready to live in with autonomous heating, so I assume only light works (~€100/sqm), giving an effective cost around €529/sqm: a solid but not exceptional deal.
More on the house and the area
This is a functional, very affordable small house rather than a dream-property scroll stopper. The photos show a real, usable home with kitchen, bathroom, heating and furnished rooms, but it feels dated and visually ordinary, with limited beauty beyond the bargain price.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €100/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€2,000 – €4,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Very plain interiors with little character or charm
- Some signs of wear and patchy finishes, especially in service/storage areas
- No proven scenic view or attractive outdoor living space in the photos
- Layout looks small and basic, with bedroom upstairs and most rooms on the ground floor
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 61/100The cluster sits in the Fucino basin, a broad enclosed plain ringed at short distance by the central Apennines, with the Velino-Sirente mountains to the north and the Abruzzo massifs visible around the basin. It is close to the former bed of Lake Fucino, now drained farmland, which defines the local landscape. The edge of the Sirente-Velino Regional Natural Park is within this area around Pescina and the slopes north of the plain. The nearest ski lifts are at Ovindoli on Monte Magnola, roughly 35-40 minutes by road, and Campo Felice is farther. Avezzano is the nearest larger town, with rail links, hospitals and the main services for the Marsica area. Pescina nearby is known as the birthplace of Ignazio Silone and for the tower of its medieval centre. The area is known for irrigated agriculture on the reclaimed Fucino plain, especially vegetables and potatoes.
