Casa indipendente
Proponiamo questo rustico da ultimare con tetto rifatto in tegole di cemento e solette con pilastri portanti con architravi. What it really costs
See what needs doing and what each job costs
This is a rustico to be finished: at €25,000 for 80 sqm, the ask is €312/sqm, but adding about €900/sqm to complete it brings the effective cost to roughly €1,212/sqm. That sits well above the local low-stock baseline of €463/sqm, but the rebuilt roof/structure and mountain setting at 1,000 m keep it in good project territory rather than a trap.
More on the house and the area
The alpine setting is genuinely beautiful, with wide mountain views and a very atmospheric cluster of stone-and-wood houses. The exterior character is strong and the roof/structure appear redone, but the interior is still largely unfinished and rustic rather than comfortably habitable. This feels like a romantic mountain project more than a ready home.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €900/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€16,000 – €28,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Rustico da ultimare: interiors are unfinished and not ready to live in.
- Limited access: reachable by car only to about 150 m away, then on foot.
- Bathroom/kitchen usability is not proven in the photos.
- Mountain hamlet setting may mean more challenging year-round logistics.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 71/100The cluster is in the Ossola Alps, in the Anzasca Valley below Monte Rosa. The Anza river runs through the valley. The Alta Valle Antrona area and the upper Ossola valleys are nearby, with mountain terrain, high passes and alpine lakes in the wider valley system. The nearest ski area is Macugnaga on Monte Rosa, about 25 km up the valley, roughly 30–40 minutes by car. The nearest larger town is Domodossola, which has the main rail station, services and a historic centre. Macugnaga is known for its Walser settlement history and as one of the main access points to the Monte Rosa east face.
