This is a judicial auction for an unfinished 10-unit residential complex, not a normal livable villa: the description explicitly says 'stabile in asta' and 'in corso di costruzione' with the structure built up to the roof excluded. At €41,500 for 1,200 sqm the raw €35/sqm looks cheap versus the Liguria baseline (€366/sqm), but the asset is a speculative completion project with very heavy completion costs, so it is unsuitable for a standard homebuyer listing.
