What it really costs
Can you move in?
Livable, but something basic is worn out

At €85,000 for 268 sqm, the asking price is just €317/sqm versus a low-stock baseline median of €417/sqm in Sardegna townhouses. Assuming light habitable updates at about €250/sqm, the effective cost is ~€567/sqm; big size, 48 photos, good condition, historic-center setting and B&B potential support a strong but not extreme score.
More on the house and the area
The real wow here is the setting: a mountain-backed Sardinian village with broad panoramic views and a usable independent house. The home appears genuinely habitable and spacious, with solid condition and outdoor space, but its style is quite ordinary and dated rather than dreamily beautiful. At this price for 268 sqm near both mountains and the sea, the value helps the appeal.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €250/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€22,000 – €37,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Exterior is plain 1960s rather than characterful.
- Interiors look dated and will need cosmetic updating.
- Attic/upper level is unfinished, so not all space is immediately usable.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 74/100The area lies on the eastern Sardinian hills below the Montalbo limestone range. The Rio Posada drains this part of the territory toward the coast, and the Posada plain begins not far to the east. Much of the surrounding landscape falls within the Parco naturale regionale di Tepilora, including forested hills, Mediterranean scrub and the river corridor. The nearest coast is around Posada and La Caletta, with long sandy beaches and the lagoon and wetlands behind them. Siniscola is the nearest larger town, with everyday services and a larger built-up centre than the inland villages. Posada nearby has a medieval hilltop centre and is listed among I Borghi più belli d’Italia. This part of Baronia is known for cork oak woods, pastoral land and access from the inland hills down to the coastal plain.
