This is a judicial auction ('villa in asta'), which is an automatic veto for this catalog despite the low ask of €21,030. The ad also contradicts the the listing: it is described as in poor/very poor condition and vacant for years, so the 'Renovated' label is not credible; a full restore is more like ~€1,100/m².
More on the house and the area
There is some appeal in the sea glimpse, olive-green surroundings and the independent layout with a large roof terrace/yard. But this is not a ready dream home: the interiors show heavy mould, water damage and neglect, so livability is currently poor despite the very low price. The bargain is real only if you budget for serious rehabilitation.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€44,000 – €64,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Severe damp and mould are visible in multiple rooms.
- Condition looks far worse than the listed 'renovated' status; major remediation is needed.
- Interiors appear long-abandoned and partly stripped, with likely bathroom/kitchen replacement needed.
- Auction sale and photo accuracy should be verified carefully.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 58/100The cluster is on the Tyrrhenian coast on the Gulf of Termini Imerese, with the first slopes of the Sicani and Madonie systems inland and Monte San Calogero above the town. The coast here is backed by low hills rather than cliffs or long sandy resort beaches. Cefalù and the western edge of the Madonie are within about 15 km only at the outer margin from the eastern side of the area, but the main Madonie mountain landscape lies farther away and does not define the immediate setting. Palermo is the nearest large city and provides the main rail, port and airport connections for daily life. The area is known for its port, thermal history and the archaeological site of Himera along this stretch of coast.
