This is a judicial auction ('in asta'), which is a veto red flag. The listing also conflicts with the stated 'Renovated' condition: 173 sqm at €32,570 (€188/m²) but the description says the upper floors are unfinished/without full systems, and part of the attic is in shared ownership, so this is not a normal turnkey villa purchase.
More on the house and the area
The setting is pleasant and green, and there is some rustic character in the stone structure and timber roof. But this is not a ready dream home: only the ground floor looks usable, while the main upper levels are clearly unfinished and partly raw. At the price it has project potential, yet livability today is limited.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €900/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€34,000 – €61,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Upper floors are unfinished and lack full systems.
- Ground floor appears usable, but the main living spaces are not move-in ready.
- Shared staircase/common portions reduce privacy.
- Auction sale and conformity/utility documentation appear incomplete.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster sits in the upper Agno valley at the foot of the Piccole Dolomiti, with prealpine ridges closing the valley to the north and west. The Agno runs through Valdagno. The Parco Naturale Regionale della Lessinia lies to the southeast beyond the nearest ridges, but not in the immediate valley. The nearest ski area is Recoaro Mille in the Recoaro Terme area, roughly 20–30 minutes by road from Valdagno. Schio is the nearest larger town, and Vicenza is the main provincial city for services, rail connections, and major monuments. Recoaro Terme, a short drive up the valley, is known for its mineral springs and for access to the Piccole Dolomiti around the Carega group. The area is known for its industrial valley settlements and for mountain walking in the upper valley toward Campogrosso and the Piccole Dolomiti.
