What it really costs
Can you move in?
Not before the basics are done
In the listingNeeds renovationSee what needs doing and what each job costs
At €39,000 for 109 sqm, the ask is just €358/sqm versus a low-stock baseline of €382/sqm, but the listing explicitly says it is completely to be renovated, so I use about €1,100/sqm renovation, bringing the effective cost to roughly €1,458/sqm. The score stays decent because of the large 5,000 sqm land, panoramic setting, three free sides, and proximity to town (1.5 km), but this is a renovation project rather than a cheap move-in home.
More on the house and the area
The big selling point is the setting: a lovely hillside terrace with wide green valley views and over 5,000 sqm of land gives it real dream-home appeal. The house itself has some authentic farmhouse character—stone walls, fireplace, beams, cellar/garage spaces—but it is clearly a tired, dated house rather than a move-in home. It feels like a genuine livable structure to renovate, not a ruin, so the wow comes from the landscape and potential more than current finish.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€43,000 – €64,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Needs full renovation before comfortable full-time use
- Visible damp/aging finishes and some cracking inside
- Outdoor terrace/pergola areas look worn and may need structural attention
- Likely rural practicality issues to verify: access, utilities, heating/septic
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 61/100The cluster lies in Val Trompia, with the Prealpi Bresciane rising immediately around the built-up valley floor. The Mella river runs through the valley. Monte Guglielmo and the ridge system above the valley are the main mountain backdrop in this part of the province. The area is close to the Brescia hills and to Lake Iseo beyond them, but the lake is outside the 15 km landscape. Bovegno and the upper Val Trompia ski area at Maniva are farther up the valley and are a substantial drive rather than local lifts. Brescia is the nearest city of size, with full services, major monuments and rail connections. The valley is known for metalworking and firearms manufacture, with the Beretta works in Gardone Val Trompia.
