Ci sono immobili che si acquistano per quello che sono oggi e altri che vengono scelti per ciò che possono diventare. Questa proprietà appartiene alla seconda categoria. What it really costs
Can you move in?
Not before the basics are done

The description explicitly says this is a full renovation from systems to finishes, so I estimate about €1,100/m²; that makes the effective cost about €1,321/m² (€65,000 + roughly €323,400 works over 294 m²). Against a low-stock baseline of €430/m² for Lombardia villas, this is not a bargain after renovation despite the large size and central location in town.
More on the house and the area
This has some genuine old-house character, with beam ceilings, a large footprint and a surprisingly generous private garden in the village. But it is clearly not move-in ready: the photos and description point to a full renovation, with tired finishes, visible moisture issues and neglected outdoor areas. The dream here is in the potential rather than the house as it stands today.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€116,000 – €172,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

- Full renovation needed, including systems and finishes
- Visible damp/aging inside reduces immediate livability
- Exterior and garden feel neglected and need substantial cleanup
- Only one bathroom currently shown for a large house
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 58/100The cluster is in the lower Po plain on the Po River, in a flat landscape of embankments, fields, canals and scattered farm buildings. Pomponesco itself is one of the Gonzaga foundation settlements on the river and has a planned historic centre with arcaded Piazza XXIII Aprile. Within this stretch of the Oglio-Po area the nearest town of size is Casalmaggiore, which has services, a hospital and a historic centre on the Po. Sabbioneta is within the local area and is a UNESCO World Heritage site for its complete late-Renaissance planned town. The area is known for river plain agriculture and for the Gonzaga towns of the lower Mantovano.
