What it really costs

Condition not stated in the listing

Why this price is what it is

At €75,000 for 130 sqm, the asking price is €577/sqm; assuming a renovation need around €700/sqm from the rustic farmhouse description, the effective cost is about €1,277/sqm. That sits well above this low-stock baseline of €506/sqm for Toscana farmhouses, but the large size, independence, garden/terrace/parking and strong photo set make it a plausible renovation project rather than a weak listing.

More on the house and the area
What the photos show

This is a genuinely atmospheric stone Tuscan farmhouse with a handsome exterior, terrace and peaceful woodland setting. The house is roofed, floored and largely usable, with beams, terracotta floors and a fireplace, but it is not polished move-in ready and still needs finishing and functional setup. At €75k for 130 sqm in Tuscany, it has real dream value rather than ruin-project appeal.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€26,000 – €46,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

What worries us about this house
  • interiors are only partly finished and need kitchen/lighting completion
  • bathroom appears newly done but the house still needs practical fit-out
  • hillside setting means steep external steps and sloping land
  • roadside position and utility/plant spaces look basic

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 69/100

The cluster is in the Apennines, in the upper Lamone valley near the border between Tuscany and Romagna. The Lamone river runs through Marradi and the surrounding landscape is wooded mountain slopes, chestnut country and small valleys. The Parco nazionale delle Foreste Casentinesi, Monte Falterona e Campigna begins east of here, with its forested ridges within roughly this mountain area. The nearest skiing is the small lift area around Campigna and Mount Falco, reached by a mountain drive of about an hour depending on the road. Marradi itself is a small service centre with a railway station on the Faenza-Florence line, basic shops and schools. The area is known for chestnuts, especially the Marrone di Marradi.
