At €92,000 for 200 sqm, the ask is €460/sqm, but the description says a complete renovation is needed with non-compliant systems; I estimate about €1,100/sqm renovation, bringing the effective cost to roughly €1,560/sqm. That is far above the local baseline of €406/sqm, so despite the large size, garages and private garden, this looks weak rather than a bargain.

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
