What it really costs
See what needs doing and what each job costs
The house is described as ready to live in and substantially renovated (roof redone), so I estimate only light updating at about EUR 200/m2; that makes the effective cost about EUR 860/m2 versus a low-stock baseline of EUR 472/m2. It is not cheap on a pure price-per-m2 basis, but 150 sqm, 25 photos, garden/terrace/parking, and a quiet residential setting support a still-solid value.
More on the house and the area
This is a real, usable country house with a big garden, balcony and plenty of space, not a ruin or project. The exterior has simple farmhouse charm and the price-per-square-metre is attractive, but the interiors are functional rather than romantic and there are visible moisture-related repairs needed outside. It feels solid and ready to live in, with scope to make it much prettier over time.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€10,000 – €17,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Exterior shows visible rising damp/plaster damage at ground level
- Interiors are clean and livable but quite plain and dated
- Setting is residential/rural rather than scenic, with no standout view
- Outbuildings may need separate improvement depending on intended use
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 60/100The cluster lies on the Biellese plain at the foot of the Biella pre-Alps, with the Serra d'Ivrea moraine ridge within reach to the west and the first Alpine valleys north of Biella. The Cervo and Elvo valleys are the nearest mountain valleys; the Oropa valley and the Santuario di Oropa area are also within this part of the province, with ski lifts above Oropa about half an hour away by road. Biella is the nearest town of size, with a historic centre, services and the textile-industry heritage the area is known for. The wider area is known for rice plain to the south-west toward Vercelli and for wool and textile manufacturing in the Biellese.
