The description says the trullo/lamia are diruti (ruinous), so this is effectively a collapsed restoration project, not a normal renovation. At €22,500 for 20 sqm plus about €28,000 renovation (€1,400/sqm), the effective cost is roughly €2,525/sqm, far above the €754/sqm baseline despite the attractive Cisternino/Valle d’Itria location.

But this is a genuine ruin rather than a usable house: the lamia is collapsed, the interior is raw/rubble-filled, and there are no habitable rooms or services.
