What it really costs
Can you move in?
Livable, but something basic is worn out
In the listingHabitableSee what needs doing and what each job costs
At €68,000 for 134 sqm, the asking price is €507/sqm; for a merely habitable house with dated works from the 1980s and gas-stove heating, I estimate about €250/sqm in updates, bringing the effective cost to about €757/sqm. That is well above the low-stock baseline of €405/sqm for Lombardia townhouses, so despite the generous size and accessories, this looks weak on price.
More on the house and the area
This is a practical, real house rather than a ruin: floors, kitchen, bathrooms and bedrooms are all in place, so it looks basically usable now. The private courtyard, garage and extra rustici add utility, but the setting and architecture are plain, with little visual romance or standout character. At €68k for 134 sqm it has value, yet the wow factor comes more from space and affordability than beauty.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €250/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€11,000 – €19,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Mostly functional but dated throughout and needs modernization.
- Courtyard and outbuildings feel hardscaped/utilitarian rather than charming.
- Some service connections may need upgrading (currently GPL/well, possible mains hookup).
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 50/100The area is the Po plain on the lower Oglio and Po side of the Mantova province, with flat farmland, drainage canals and embanked rivers. The Po is the main landscape feature here, running just south of Pomponesco, and there are riverbank settlements and floodplain fields in the surrounding area. Sabbioneta, a UNESCO World Heritage town with a complete late Renaissance urban plan, is within this part of the lower Mantovano and is the main notable place nearby; it has major civic and military architecture rather than a mountain or lake setting. The nearest larger centres are Casalmaggiore and Viadana for everyday services, while Mantova is farther away. This part of the lower Po is known for river agriculture and for the Gonzaga small-town heritage of the Oglio-Po plain.
