The description says the ground floor is two cellar rooms and the upper floor includes a storage room, with no bathroom, no water system and only a wood fireplace; this is not presented as a legal dwelling in habitable condition. Even before renovation, it is an isolated hut reachable only by a 20-minute footpath, and with a full restoration estimate (~€39,600 total, about €1,239/m² effective) it is far above the €455/m² baseline.
More on the house and the area
This is a genuinely atmospheric little stone baita in the woods, with real alpine-rustic character and a lovely off-grid setting. But it is not a usable home as shown: the interior is very basic and neglected, with no bathroom or water system and major renovation needed. At €5,000 it has dream-project appeal more than live-now appeal.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€14,000 – €21,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 74/100The cluster is in the upper Cervo valley under the Biellese Alps, with steep alpine slopes and high ridgelines immediately around the settlement. The Cervo runs through the valley. The area is associated with the Alta Val Cervo and the road climbs a short distance farther to the Santuario di San Giovanni d’Andorno. Oropa and the Biellese mountain area lie to the south-west, with the Oropa Sanctuary a UNESCO site as part of the Sacri Monti del Piemonte e della Lombardia, but it is outside the immediate 15 km landscape. The nearest town of size is Biella, which has the main services and rail connections. The valley is known for stone mountain hamlets and for traditional summer links to the high pastures of the Biellese Alps.
