What it really costs
Can you move in?
Livable, but something basic is worn out
In the listingHabitableSee what needs doing and what each job costs
At €65,000 for 120 sqm, the asking price is €542/sqm; with an estimated ~€350/sqm renovation/update budget for mixed condition space, the effective cost is about €892/sqm versus a low-stock baseline of €455/sqm. The score stays decent because this includes 70,000 sqm of land, two stone cottages, panoramic mountain position and utilities already connected, but part of the buildings are still storage/barn/raw spaces so it is not a standout bargain on a pure habitable-sqm basis.
More on the house and the area
This has real dream-factor: authentic 19th-century stone baite, huge land, and dramatic mountain-and-valley views in a very special alpine setting. Crucially, it is not just a shell: the photos show two simple but usable habitable units with kitchens and bathrooms, though much of the rest remains ancillary or unfinished and the interiors need updating. It feels like a genuine liveable mountain retreat with major character, not a ruin.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
Our read of the photos, €350/m², falls in this band.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Materials only, work you may do yourself€14,000 – €23,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Part of the complex is still raw storage/stable-barn space, not finished living area.
- Interiors are basic and dated rather than beautifully restored.
- Remote mountain setting at about 1,000 m may suit holidays more than easy year-round living.
- Large landholding will need ongoing maintenance and clearing.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is in the lower Lys Valley under the Monte Rosa side valleys, with steep alpine slopes and chestnut woods around the settlements. The Lys river runs through the valley floor. Much of the surrounding mountain area falls within the Mont Avic Natural Park on the Aosta side. The nearest ski lifts are in the Gressoney valley, roughly 25–40 minutes by road depending on the base station. The nearest town of size is Pont-Saint-Martin, with rail access, shops and daily services; Ivrea is farther south for a larger centre. This part of the valley is known for Walser-influenced alpine villages farther up the Lys valley and for stone hamlets on the slopes.
