What it really costs
Can you move in?
Not before the basics are done
In the listingNeeds renovationSee what needs doing and what each job costs
At €85,000 for 335 m² the asking price is just €254/m² versus a low baseline of €296/m², but the property is completely to renovate and much of the area includes rural accessory buildings rather than turnkey living space. Using about €1,000/m² renovation, the effective cost is roughly €1,254/m², so this is more a large restoration project with potential than a clear bargain.
More on the house and the area
This has authentic rural farmhouse character, generous outbuildings and a decent private plot with a green hillside setting. But the photos and listing show a full renovation project, with very basic unfinished interiors and large barn/storage areas rather than a comfortable home today. It feels more like a promising recovery project than an immediate dream house to live in.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €1,000/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€66,000 – €118,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

- Completely to be renovated; not move-in ready
- Large portions are agricultural/storage volumes rather than finished living space
- Exterior is functional-rural rather than pretty or polished
- Urbanistic/cadastral checks are advisable before purchase
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster sits in the upper Agno valley at the foot of the Piccole Dolomiti, with prealpine ridges closing the valley to the north and west. The Agno runs through Valdagno. The Parco Naturale Regionale della Lessinia lies to the southeast beyond the nearest ridges, but not in the immediate valley. The nearest ski area is Recoaro Mille in the Recoaro Terme area, roughly 20–30 minutes by road from Valdagno. Schio is the nearest larger town, and Vicenza is the main provincial city for services, rail connections, and major monuments. Recoaro Terme, a short drive up the valley, is known for its mineral springs and for access to the Piccole Dolomiti around the Carega group. The area is known for its industrial valley settlements and for mountain walking in the upper valley toward Campogrosso and the Piccole Dolomiti.
